The process begins with an on-site assessment of the building by our expert team. If warranted, a risk assessment is carried out by a licensed organisation. Property owners are then briefed on the process, zoning conditions, project options and contractual model. Once agreement is reached and contracts are signed, demolition and building permits are obtained and construction begins. Every step is carried out within the framework of Law No. 6306.

Building age alone is not the determining factor. What matters is the current technical condition of the structure and the outcome of a compliant risk assessment. A relatively new building can be classified as risky due to inadequate construction quality or soil conditions; conversely, an older building may not meet the risk criteria. The deciding factor is the technical report prepared by a licensed and authorised organisation.

There is no fixed timeframe; the determining factors are project scale, how quickly the property owners reach agreement, municipal permit procedures and the technical characteristics of the building. Smaller construction projects typically complete in 18–24 months; larger or more complex structures may take longer. When we present our proposal, we provide a project-specific estimated timeline.

In the revenue-sharing model, a share of the land or existing structure is transferred to the contractor in lieu of construction costs; owners receive a flat or commercial unit in the new building rather than paying cash. In the turnkey model, the owner pays the construction cost directly and the contractor manages the entire process from start to delivery. Both models are shaped by project scope, zoning conditions and the preferences of all parties — we determine the best option together.

This depends on the land share, project conditions, zoning status and the contractual model. In the revenue-sharing model, owners generally do not need to make cash payments — the contractor covers costs through the land share. In the turnkey model, a fee agreed by both parties applies.
